Now Preleasing: Resilience DFW is the flagship facility in Overwatch Capital's high-density, AI-ready Resilience Series data centers. As demand for advanced digital infrastructure accelerates, Resilience DFW is designed to deliver the performance, scalability, and resiliency that AI workloads require. Located in Plano, Texas, this ±150,000 sq ft Tier III hardened powered shell is engineered to support mission-critical, high-density compute environments serving the Dallas - Fort Worth, TX Metropolitan Statistical area.

COMPETITIVE ADVANTAGES

Power Analysis 

Dual underground 12.5 MVA dedicated circuits deliver power to the campus via 2 diverse substations. The Austin Ranch and Communications Parkway substations each have the ability to support up to 300 kVA once fully expanded.

Power Usage Effectiveness

The Resilience Series achieves a Power Usage Effectiveness (PUE) of 1.2, outperforming the industry average of 1.6. Designed for exceptional efficiency and performance, the Resilience Series addresses the increasing energy demands of data centers driven by advancements in Artificial Intelligence (AI) and Large Language Models (LLMs) from companies like NVIDIA and AMD.

Cooling Solutions 

Overwatch Capital has partnered with best-in-class technology providers to deliver an AI-enabled solution with a leading PUE of 1.15 - 1.25, designed to offer customers an innovative and flexible platform. Overwatch Capital leverages CDUs that support scalable power densities from air to water to immersion including 50 kW RDH, 135 kW DLC, and higher-density immersion capabilities using patented vacuum technology. These systems eliminate the need for leak detection and manual water valve shutoff, providing seamless, future-proof cooling for large-scale AI training and inference deployments.

Fiber Analysis 

This is an “on-net” facility for Zayo, featuring 6” x 6” conduits to Communications Parkway with 144 strands of live fiber and additional innerducts. Additionally, 6” x 6” conduits run to Tennyson Parkway, where Frontier provides 48 strands of live fiber, enabling rapid service deployment.

 

Zayo has existing entrance facilities present, supporting dark fiber, an OWS system scalable to 800 Gb, Ethernet, and IP transit capabilities supporting 100 Gb. This site can leverage 1950 Stemmons and 2323 Bryan Street, which provide easy access between sites for active/active replication over 28.68 miles with 0.57 MS latency metrics. Crown Castle and Fiberlight are nearby, offering multiple dark fiber paths and enabling DASH network capabilities. Lumen, Gigabit Fiber, TPX, and Windstream are located 3,400 feet to the east, providing additional connectivity options.
